Who we work with

Four areas, one team.

Our commercial work spans four main areas, all within our standard 50-mile catchment from Colchester.
  • Landlord refurbishments

Single property and portfolio refurbishments between tenancies. Painting, flooring, kitchens, bathrooms, full reinstatements.

  • HMO conversions

Converting single-family homes into compliant HMOs. Including fire safety, partition walls, en suites, kitchen splits.

  • Retail and office fit-outs

Smaller commercial fit-outs and refurbishments. Customer-facing spaces, back-of-house upgrades, signage prep.

  • End-of-tenancy reinstatements

Fast turnaround between commercial tenants. Repairs, redecoration, deep cleaning prep, certification.

The differences

How we work differently for commercial.

Commercial property has different priorities. Speed of turnaround, minimal disruption to existing tenants, certification compliance, and clear handover documentation matter more than they do on a private home.
  • Speed and scheduling

Out-of-hours work, weekend turnarounds, and milestone deadlines tied to lease dates and tenant move-ins. We sequence the trades around your schedule, not around our standard residential rhythm.

  • Compliance and documentation

CSCS-carded operatives on site, signed-off works under the relevant building regulations, and a photographic handover pack on completion. The paperwork side is part of the deliverable, not an extra.

  • Minimal disruption

Working around tenants, partition control between live areas and works areas, dust extraction, noise management, and tidy presentation through the day. Customer-facing properties get the extra-careful treatment as standard.

FAQ

What commercial customers ask us.

The questions we get asked most often by landlords, agents and principal contractors. Anything not covered here? Pick up the phone.
  • Do you work outside business hours?

Yes. Out-of-hours, weekend, and overnight working is part of the way commercial projects normally run, particularly for retail and office fit-outs where daytime access is restricted. We agree the working window with you at the quote stage and price it accordingly.

  • Are you CSCS carded?

Yes. All operatives carry valid CSCS cards appropriate to their role, and we supply card details on request before any site mobilisation.

  • Can you provide a method statement and risk assessment?

Yes. Every commercial project gets a written method statement and risk assessment covering site access, working hours, hazards, control measures and emergency contacts. We share the documents with the principal contractor or building owner before mobilising.

  • Do you handle the certification side (gas, electric, fire)?

Yes. Specialist heating and gas appliance work is carried out by qualified engineers on our team, with the relevant certification issued on completion. Electrical work is certified by a qualified electrician. Fire safety (HMO compartmentation, fire doors, alarms) is handled to the relevant Approved Document standard with sign-off documentation in the handover pack.

  • How quickly can you mobilise for end-of-tenancy work?

For end-of-tenancy commercial work we aim to mobilise within one working week of an accepted quote, faster where the existing schedule allows.

  • Do you work as a subcontractor for larger contractors?

Yes, on a selective basis. We accept subcontract work where the scope matches our trade strengths and the principal contractor is willing to operate to written variations and a fixed payment schedule. Reach out with the project brief and we will tell you straight whether it is a fit.
