  • Do I have to move out for a full refurbishment?

    For whole-house projects with rewiring, replumbing and ceiling work, moving out is usually faster, safer and cheaper. For partial refurbishments we can phase the work room by room so you keep a kitchen, bathroom and bedroom available throughout. We will be straight with you about which approach suits your job.

  • How do you price a refurbishment when so much is unknown at the start?

    We quote a fixed price for everything visible and well-defined, and use written provisional sums for items that depend on what is found behind walls and under floors. As each unknown is opened up, we confirm the actual cost in writing before that part of the work goes ahead.

  • Will you manage the trades or do I need separate contracts?

    We manage all trades directly: electricians, plumbers, plasterers, tilers, decorators and roofers. You have one contract with us, one programme, and one point of contact for variations and snags.

  • What happens if the property is older and reveals problems on strip-out?

    It is normal for pre-1960s houses to show old wiring, lath and plaster, single-skin walls or failed damp-proofing once finishes come off. We document each finding with photos, give you a written variation with a price, and only proceed once you sign it off.

  • Can you work to a heritage or character specification?

    Yes. Where original features such as cornices, picture rails or fireplaces are worth keeping, we set them aside on strip-out and reinstate at second-fix. For listed buildings we work alongside a heritage architect and confirm any consents before starting.

  • How is dust and noise managed during a long refurbishment?

    We use temporary dust screens, floor protection on circulation routes, and dust extractors on cutting work. Noisy stages are flagged in advance so neighbours know the rough window, and we keep within local working hours.
