  • Do you handle the planning application as part of the project?

    Yes. We work with an architect or technician to produce drawings, then submit the application to the local authority on your behalf. Where the work falls under permitted development we prepare a lawful development certificate application instead, which gives you a written record from the council that the build is allowed.

  • How much will my extension cost?

    From £1,800 per m² as an indicative starting figure, depending on specification and design. As a worked example, a 27m² extension starts from £48,600 for the basic structure. Final price depends on size, finish, groundworks and structural complexity, and is agreed in writing after the free site visit.

  • How long after I accept the quote can you start?

    It depends on the time of year and where the job sits in our schedule. Typical lead time is several weeks rather than months, and we give you a realistic start window in writing before you sign anything. We will not promise a date we cannot hold.

  • How is your quote different from an estimate?

    A quote is a fixed price based on a defined scope, drawings and a written specification. An estimate is a rough figure that can move once the detail is known. Our quotes itemise materials, labour and prime cost sums for items like kitchens or tiles so you can see exactly what is included.

  • Can I stay in the house while the extension is being built?

    In most cases yes, particularly for single-storey rear extensions where the existing house stays sealed until knock-through. We agree the disruptive stages with you in advance, including any days without water or power, so you can plan around them.

  • What happens if you find something unexpected once work starts?

    Older properties sometimes hide poor foundations, old drains or rotten timbers. If we find something that changes the scope we stop, document it with photos, and give you a written variation with a price before any extra work goes ahead. Nothing is added to the bill without your sign-off.
