  • Do you take on self-build projects from scratch?

    Yes, on a selective basis. Because a new build runs across many months we only commit to a project where we can give it consistent site presence and not pull resources away mid-programme. We are upfront about our current capacity at the quote stage.

  • Will you work with my architect, or do I need to use yours?

    Either works. If you already have an architect and a planning consent we will price from their drawings and structural scheme. If you are at the start, we can introduce you to architects we have worked with before in the area.

  • How is a new build priced?

    A new build is priced from a detailed specification, a full set of drawings, and a structural design. The quote itemises substructure, superstructure, roof, services and finishes, with prime cost sums for items chosen later such as kitchens, sanitaryware and flooring. Rough early-stage figures are given as a band, not a fixed price.

  • Do you handle building control and warranty?

    Yes. We submit and manage the building control application, coordinate inspector visits at each stage, and arrange a structural warranty provider where one is required for mortgage or sale.

  • How are payments staged on a new build?

    Payments are tied to clearly defined stages such as substructure complete, plate height, watertight, first fix, second fix and practical completion. Each stage is signed off in writing before the next invoice is raised, so you only pay for work that is actually on the ground.

  • What happens if material costs move during the project?

    For long projects we agree in writing how a material price change is handled, with a threshold below which we absorb the movement. Anything above that threshold is shared transparently with supplier evidence and your written agreement before continuing.
